Home anniversary messages from a realtor to past clients

A home anniversary message is a short note you send each year on the date your client closed on the house. Keep it about them: congratulate them, mention one thing from their move, and add one useful reminder, like testing the smoke alarms. Send it by text, email or card, and sign it yourself.

What is a home anniversary?

A home anniversary is the date each year that your client closed on their house, and it's sometimes called a housiversary. It's the one date every past client has, even when you don't know their birthday. It also comes with a reason to write, so the message never feels random.

What should a real estate agent send clients on their home anniversary?

Send a short message first, and add a small gift or card only if you want to. A text costs nothing and gets read the same day. An email has room for a link or a checklist, and a mailed card costs a stamp and a few minutes but is the one that ends up on the fridge.

Whichever you choose, keep it about them. The U.S. Fire Administration says to test smoke alarms monthly and replace 9-volt batteries at least once a year, so the anniversary is a good day to mention it. If you want to add a gift, closing gift ideas has options that work a year later too.

What should a home anniversary text say?

It should say congratulations, name one detail, and stop. Here are five you can copy. Fill in the brackets and sign them yourself.

Year one (text)

Hi [Client], it's [Your name]. One year ago today you got the keys to [street]. Happy home anniversary. It's a good day to test the smoke alarms, too.

Year one (card)

[Client], happy first year in the house. I still remember [one detail, like you measuring the living room for the piano]. I hope it feels like home now. [Your name]

Year two (text)

Hi [Client], it's two years on [street] today. Happy home anniversary. If anything on the house needs a pro this year, my list is here: [link]

Later years (text)

Hi [Client], it's [Your name]. Five years ago today you moved into [street]. I hope [the garden, the kids, the new kitchen] is doing well. Happy home anniversary.

Later years (email)

Subject: Happy home anniversary, [Client]

Hi [Client],

[Number] years ago today you closed on [street]. I hope the house is treating you well.

Here's my once-a-year reminder: test your smoke alarms, and swap the battery if they take a 9-volt. If you need anyone for the house, my list of trusted pros is here: [link].

[Your name]

For the rest of the year, follow-up texts and emails has more scripts. They follow the same rule of one detail and no ask.

How do I track client home anniversaries?

Save the closing date on your calendar as a yearly event the day you close, and name it "[Client] home anniversary". If you keep a client spreadsheet, add a closing date column and check it on the first of each month. Either way, the work happens once per client, at closing.

The anniversary is the month-12 touch in how often to follow up with past clients. After year one, it stays a fixed point on the calendar.

Your list can go in the anniversary note

You can put your Proferral go-to list link in an anniversary message, and your client opens it with no app and no login. Proferral doesn't track anniversaries or write these messages, so the date still lives on your calendar. See your go-to list.
